Latest Auction Catalogue Released – 5th December 2012

Dedman Gray Auction have pleasure in announcing yet another varied catalogue for the next public auction sale to be held at The Cliffs Pavilion, Westcliff-on-Sea on Wednesday 5th December starting from 2.00pm. There is a possibility of further late lots, for which we are waiting instructions and any new additions will be posted on our website.

Viewing days and times are on our each online website entry and in the catalogue. Tenanted properties can only be viewed at the discretion of the tenant and are subject to change.

Important announcements before the auction: Friday 20th July

There are a number of amendments and announcements ahead of the auction next week. Just a reminder that the auction this time is on Friday 20th July at the usual venue The Cliffs Pavilion, starting at 2.00pm

Interested bidders must be registered to bid at our auction. To do this, you will need a unique bidding number on the day. We are accepting pre-registrations, so call the auction team with your details.

We also accept bids by proxy and by telephone. In order to arrange this, contact us for further details. Please note that deposit cheques for proxy/telephone bids must be received by the close of business Thursday 19thJuly.

Amendments and announcements so far (please note these are subject to further change. We recommend interested parties that the legal pack should be checked by your own legal representative before attending the auction):

Lot 01: 4 Priory Avenue Southend-on-Sea Essex SS2 6LD
This lot may be sold subject to grant of probate, further details will follow. The special conditions will be updated prior to the auction, please check with the auction team.

Lot 05: Flat 6, The Coach House, Coach House Way, Witham, Essex, CM8 1YD
The property is now being sold subject to a fixed term agreement until October 2012 at a rent of £500.00 per calendar month. Further details can be found in the legal pack.

Lot 07: Flats 7a, b, c & d Ramuz Drive, Westcliff-on-Sea, Essex, SS0 9JA
Flat A is let at £405.00 PCM by private arrangement with the landlord and not as stated in the catalogue. Please note that the reserve has been set BELOW the guide price.

Lot 08: 73 Heygate Avenue Southend-on-Sea Essex SS1 2AN
a) We have been informed by the managing agent that the property does not require HMO licensing under the criteria set by the local authority.
b) Please refer to the legal pack for details regarding the position of the tenancies, as these may differ slightly from the catalogue.
