A long-running row between two Leigh-on-Sea neighbours will finally be resolved at a Dedman Gray Auction sale on Wednesday 26 May 2010.
It was 1999 when Milica Markos first took her then neighbour Alan Goodfellow to court over a boundary dispute. At the time, the judge ruled he had wrongly demolished her fence and built a concrete driveway on her land in Glenbervie Drive but ordered Ms. Markos to pay the legal costs, which were in the region of £10,000.
She failed to pay. A court order was made requiring the property to be sold to cover the court costs but again, Markos ignored it. This led to a writ of possession for the four-bedroomed house. Despite a challenge from her legal team, this latest ruling was recently upheld by the Court of Appeal in London.
44 Glenbervie Drive, Leigh-on-Sea will now be sold by auction in Dedman Gray’s sale taking place at 3pm on Wednesday 26 May at Saxon Hall, Aviation Way, Southend-on-Sea.
The property has a guide price of £80,000.
Dedman Gray Auction’s Managing Director Mike Gray says “We have already received a high number of enquiries about this particular lot. We are unaware of the full background on how this situation originally occurred and then escalated, but we do have confirmation - in the form of a Court Order - that the property must be sold on the day of the auction.”
He added “In circumstances like these, an auction sale is the best method of selling. Auctions offer both vendors and buyers quick, simple and cost-effective solutions and consequently, are becoming an increasingly popular, tried and trusted way to buy and sell property.”

The HM Customs and Excise data centre in Shoeburyness has been sold to South Essex firm, Medicart International Ltd. Dedman Gray Commercial handled the sale on behalf of the vendors Mapeley STEPS Ltd.
Medicart International Ltd – which currently employs fifty people at its headquarters in Vanguard Way in Shoeburyness - is a manufacturer and distributor of specialist medical equipment.
The Data Processing Centre was the former UK headquarters for the whole of HM Customs and Excise’s operations in this field. Row upon row of computers were housed in the main building , carrying out tasks such as the processing of the VAT returns for the entire country.
Mike Gray, Managing Director of Dedman Gray Commercial said: “Although we have a wealth of experience when it comes to dealing with commercial property, this project was unique, even by our standards. Due to its size, location and employment-related history this is an important site and we are particularly pleased that it has been bought by an established local company who now need larger premises to accommodate their continuing growth.”
The sale of the property which comprises some 50,000 sq ft of built accommodation on a site of 5.63 acres was agreed close to the asking price of £2.75m following a considerable amount of interest from prospective purchasers

With the multi-million pound restoration of The Palace nearing its completion, we are pleased to announce the launch of exciting retail, restaurant, bar and leisure opportunities in one of Southend’s premier landmark buildings.
The Palace dates back to 1904 and is one of the last great Edwardian hotels to have been built. Its is located along the northern side of Pier Hill and in its heyday was patronised by royalty and major entertainment stars. Due to its height and elevated position, this iconic building enjoys uninterupted views across The Thames Estuary and the greater Southend area.
In 2010, Park Inn (Rezidor Hotel Group) will open a new hotel at the site. The 137 bedroom hotel will extend over five floors and will offer restaurant, leisure and conferencing facilities. In addition to the hotel accommodation, the scheme will also provide 16 exclusive ’state of the art’ rooftop apartments.
With the lower floors of building providing a fantastic range of retail and leisure opportunities. The Palace is all set to return to its glory days as the jewel in the crown of Southend’s seafront.

One of Leigh-on-Sea’s most historic pubs is back in local family hands after eighty years.

The Peter Boat Inn has been bought by the locally based East Anglia Pub Company in a multi million pound deal.
The pub - a fixture on Leigh Old Town’s High Street for hundreds of years, with generations of customers drawn to its panoramic views of the Thames Estuary – was previously owned by national chain, The Spirit Group.
The Peter Boat Inn is steeped in Essex history. One of its earliest mentions comes in records dating from 1757. In1892 the original building burnt down and a tunnel – possibly a smugglers passage - was discovered connecting the cellars to the wharf side
Brian McKay, Managing Director of the East Anglia Pub Company says “We are thrilled to own such a historic pub in the heart of Old Leigh. We have over a decade of experience of trading pubs within the area and are very much looking forward to restoring The Peter Boat to its former glory. As we are local ourselves, we know what local people want in their pub - and we are really looking forward to giving it to them at The Peter Boat Inn.”
The purchase was handled by Dedman Gray Commercial; its Peter Alabaster says “We are delighted for our client. The Peter Boat Inn is a local landmark with a prestigious reputation, which will certainly now go from strength to strength.”
Dedman Gray Commercial was recently declared the Most Active Commercial Agent in Essex for 2009 by the Estates Gazette - and the past few months have certainly been a busy time for the Southend-on-Sea based commercial property specialists.
The purchase of The Peter Boat Inn follows Dedman Gray Commercial’s successful purchase of another Leigh landmark, the Riley Snooker Hall in Leigh Road.
